2020 is the year in which the 110% Superbonus was introduced, but it is also considered the hottest year ever recorded together with 2016. Human activity, in particular greenhouse gas emissions, are having a negative impact on the planet, generating consequences such as melting glaciers, rising sea levels, desertification and an increase in phenomena such as hurricanes, fires and floods. The objective set at COP26 in Glasgow is to achieve carbon neutrality by 2050 and this requires the energy transition. Energy transition means the replacement of fossil fuels by renewable energy. Starting, therefore, from recent opportunities related to energy and seismic requalification, a business plan has been defined for the General Contractor, with the aim of defining its positioning in the market compared to competitors and obtaining a competitive advantage. Initially, the figure of the General Contractor in the construction sector was described, passing then to the general contractor in the energy sector, a central figure of this elaborated. In the third chapter was analyzed the market of Superbonus from 2020 to today, taking into consideration what could be the future of this incentive. Subsequently, the analysis of the competition was made, examining some different companies in terms of business size, markets served and sustainable initiatives. The fifth chapter concerns, instead, the description of the company INTAC SMART BUILDING in terms of company structure, sites followed and strategic collaborations. In the next chapter we talked about its communication policy towards the market taking as a reference tool the Canvas Business Model. Finally, to understand how the company really works, an example was taken as an economic proposal made for a condominium consisting of 9 apartments located in the Marche region. Il 2020 è l’anno in cui è stato introdotto il Superbonus 110%, ma è anche considerato l’anno più caldo mai registrato insieme al 2016. L’attività umana, in particolar modo le emissioni di gas serra, stanno impattando negativamente sul pianeta generando conseguenze come lo scioglimento dei ghiacciai, l’innalzamento del livello del mare, la desertificazione e l’aumento di fenomeni come uragani, incendi, esondazioni. L’obiettivo sancito nella Cop26 a Glasgow è quello di raggiungere entro il 2050 la Carbon neutrality e per farlo è necessaria la transizione energetica. Per transizione energetica si intende la sostituzione dei combustibili fossili con le energie rinnovabili. Partendo, quindi, dalle recenti opportunità legate alla riqualificazione energetica e sismica è stato definito un business plan relativo al General Contractor, con l’obiettivo di definirne il posizionamento nel mercato rispetto ai competitor e ottenere un vantaggio competitivo. Inizialmente è stata descritta la figura del General Contractor in ambito edile, passando poi per il general contractor in ambito energetico, figura centrale di questo elaborato. Nel terzo capitolo è stato analizzato il mercato del Superbonus dal 2020 ad oggi, prendendo in considerazioni quello che potrebbe essere il futuro di questa incentivazione. Successivamente è stata fatta l’analisi della concorrenza, prendendo in esame alcune aziende diverse tra loro in termini di dimensione aziendale, mercati serviti e iniziative sostenibili. Il quinto capitolo riguarda, invece, la descrizione dell’azienda INTAC SMART BUILDING in termini di struttura aziendale, cantieri seguiti e collaborazioni strategiche. Nel capitolo successivo si è parlato della sua politica di comunicazione verso il mercato prendendo come strumento di riferimento il Business Model Canvas. Infine, per capire come opera realmente l’azienda, è stata presa come esempio una proposta economica realizzata per un condominio composta da 9 appartamenti che si trova nella regione Marche.
